This is to inform you that the rent amount of Rs. 40,000/- has been transferred and cleared.
From November onwards, the monthly rent will be adjusted as below:
Total Rent: Rs. 25,000/-
Amount payable to you: Rs. 10,000/-
Renovation deduction: Rs. 15,000/- per month
Renovation Work
The estimated renovation cost is Rs. 8–10 lakhs.
I will update you step-by-step before starting each work.
The major work includes:
Complete replacement of the damaged drainage system
Flooring work for front portion, dining area, kitchen, right-side room, and room near toilets
Kitchen full renovation – tiles, sink, cupboards, etc.
Painting of all rooms with wall repairs & Lappam
Tiles and false ceiling in the front double room
Left-side Rooms (1 & 2) and the small kitchen will not be changed.
I will share the detailed estimate shortly.
Please confirm a convenient date to begin the work.
Financial Understanding
Total renovation cost: Approx. Rs. 10,00,000/-
To be adjusted over 60 months (5 years)
Monthly deduction: Rs. 16,000/-
No interest will be charged on this amount
Lease / MOU
Since a major investment is being made, I request for a 5-year Lease / MOU, confirming that the premises will not be vacated during this period.
(Though a 10-year lease is ideal, a 5-year registered agreement is requested with mutual consent.)
If you agree to these terms, I will start the renovation immediately.

[09:20, 3/12/2025] GPS: This month’s rent for December is Rs. 25,000, which will be paid tomorrow.
From the month of January onwards, I will be paying Rs. 10,000 to you as monthly rent, and the remaining Rs. 15,000 will be utilized towards the renovation work.
The renovation will cover complete flooring with tiles, wall finishing (Lappam), painting, kitchen work, and other required improvements.
All the necessary work will be completed in a proper and professional manner.
